The renovation of an existing derelict office building into a new modernised hotel situated within the heart of Cape Town’s CBD, on the corner of Heerengracht Street and Hans Strijdom Avenue at the Fountains Interchange.
Two Concepts were derived out of the response to context
The introduction of floor to ceiling glazing on the facade contextually relates to the surrounding buildings by keeping to the regular grid of the existing building. The large amounts of glazing will make the building modern and maximizes the views of the surrounding context.
The appearance of randomly organised windows on each level breaking up the regular grid seen typically in the surrounding context. The irregularity of the horizontal placement of windows will create the buildings identity whilst still relating to the surrounding context. The irregular placement of windows is contradictory to the usual regular placement of windows making the buildings aesthetic uniquely modern.

The design involved the complete renovation of the existing Cape Manor Hotel, with the inclusion of a whole new additional executive top floor. The design aimed to maintain elements of the existing building, as well as enhance the buildings aesthetic with a new contemporary face-lift. Interior arrangements and overall finishes were also entirely redesigned and modernised to a 4-star status.

In this pristine rural environment the birthplace of Nelson Mandela will reflect a legacy that has been built up over many generations of rich Tembu heritage and traditions. The region of Tembuland is responsible for the creation for the creation of our great leaders. We are compelled to ask what sets of historical and traditional circumstances prevail which have propagated a culture of resistance to oppression and the final liberation of all South Africans from a sordid past.
•Tying an aesthetic together –there must be continuity in the architectural language adopted.
•The use of irregular jagged Lathe roofs, sensible colors, flat-roofs and irregular random geometries help to blend the site into its environment.
•Strong lines used in the structure serve as to counter and balance this tendency to integrate into the natural setting.
•Use of figurative motifs derived from natural forms located on site.
•How do we create a sense of place and belonging? What architectural language is necessary to achieve this?
•How do we best express ‘place’ in our architectural vocabulary?
•Understanding and sensitivity to the site.
•Situated ‘within the site’ as opposed to ‘separate from the site’
•Emphasizes a play between outside and inside.
•A feeling is created of moving through landscape and architecture, the two blended together.
•A building is not simply a shelter but rather an extension of the site.
•Need to incorporate current skills and develop new skill sets within the community.
•Need to create responses that speak to sustainable skills that will enhance and aid in skill creation and income retention
•Incorporation of simple materials in traditional builMding patterns and manners.

Accommodation will be in 730 premium quality, fully equipped villas each with either a lake or sea view. Each villa will be surrounded by indigenous flora re-planted as part of the re-landscaping of the land and close to all the Resort’s amenities. Cars will not be permitted in the Resort area giving the guest a safe and clean-air atmosphere to enjoy the activities and their accommodation.
The villa aesthetic is one which is contemporary yet still bears strong reference to local and traditional building techniques. The appearance of the villa should reinforce the character of the resort and its location. It should also carry a sense o timelessness and tranquillity, making use of contemporary technology and construction techniques.
The villas have a strong rationality, simplicity and elegance in the overall form. These are qualities which are not associated with any particular “style” but are timeless and fundamental qualities. The finishes and detailing however will give particularity and character to the units, borrowing ideas from local traditions and applying them in an elegant and contemporary manner.
